At 4,900 square feet, that is definitely not a retail strip. The valuation on the project filing was 368,000 dollars, so it is a pretty modest flex space. Probably two or three small office warehouse bays for local trade business or equipment storage rather than retail shops.

- Did anyone else see the senior class gift project at Frassati?
Whitney, ten grand for two flagpoles sounds steep until you start pricing commercial grade exterior poles and poured concrete pads. We looked into adding a flagpole at our community park a few years ago and the quote made me drop my binder. The hardware alone is crazy. I am just glad the seniors raised the money themselves through their drive instead of the school sticking parents with another mandatory fee on top of tuition!

Amen to that, Tara. Private tutors around Cypresswood and Louetta charge $50 an hour minimum now for high school Algebra. If the school district is getting those passing rates up inside the classroom during regular hours, that saves parents a fortune in extra help. I will say though, double check your portal accounts like Jules mentioned. A mom in my neighborhood spent $15 trying to order a duplicate report from some shady third party site last year when all she had to do was call the district main line at 281-891-6000 for free.

Ruined: Dropped a brand new bottle of olive oil right on the kitchen tile. Oil and glass everywhere, absolute mess and money down the drain. Saved: Found three yellow sticker markdown roasts at the Kuykendahl HEB yesterday morning. Meals planned for the week for under twenty dollars.

If you are watching your budget, buying breakfast tacos out for five people gets ridiculous real fast. Taco Cabana on Louetta has cheap potato and egg options if you use the app, but honestly buying a pack of flour tortillas at HEB on Spring Cypress, a dozen eggs, and a pack of bacon is under eight dollars total. My kids eat three each and I am not spending twenty five dollars on Saturday morning breakfast.

Steph is so right about Meyer Park parking. If you get stuck parking on the paved side by the ponds and have to walk all the way over the bridge to the back soccer fields carrying lawn chairs and a cooler, you will get your workout in for the day!

If you want truly zero pressure on a budget check out the D. Bradley McWilliams YMCA over on Cypress Creek Parkway or even the Shadowbend Y if you do not mind going a bit further north. The rec leagues there give every kid equal play time regardless of skill level. If you are already a member the league fee is usually lower, but non members can register too. Definitely cheaper than any private sports club.

Nice coats and shoes I separate out. Bundles are great for basic tees, play pants, and pajamas. For a solid winter coat that still looks new, I list it individually for $8 or $10 depending on the brand. If it does not sell in a week, I drop it by $2 or pair it with winter boots in the same size.

Rule number one is cash or Venmo in person only. The second someone mentions a code or a Google Voice number, block and delete immediately. I bundle clothes by size and season in gallon Ziploc bags or grocery sacks for $10 to $15 max. It moves much faster than trying to get $3 a shirt. If someone wants a bundle, I give them 24 hours to schedule a pickup. If they miss the window without messaging me first, I go straight to the next person on the post.

Seconding declining the extras. A dealership off I-45 tried to charge me $90 for an engine air filter once and I almost fell over. I bought the part at AutoZone and put it in myself in the parking lot. If you go to an independent shop near Louetta, just tell the front desk person when you drop off the keys: "I am only here for the diagnostic on the check engine light and the specific repair." If they try to push a transmission fluid flush, just say no thanks, my budget is set for this visit.

Please do not go spend $200 on fancy porch bins when there are completely free ways to solve this! FedEx lets you redirect any package to the Walgreens on Louetta or Spring Cypress for free pickup through their app. UPS does the exact same thing with UPS Access Points. For Amazon, the hub locker at HEB is totally free. I just pick my packages up when I do my weekly grocery run. Haven't had a package on my porch in four years and it costs me zero extra dollars.

We stick to kids-eat-free night schedules when we eat out. Texas Roadhouse off 45 used to have a kid night deal on Tuesdays, though you have to watch the crowds. If we want actual good food without spending seventy dollars, we grab a family pack of chopped pork from Spring Creek Barbeque off I-45 and eat at the picnic tables at Collins Park off Cypresswood. Kids run on the grass and I am not paying six dollars for a soft drink.

Chick-fil-A on Louetta and the one off Spring Cypress both hire at 15 but you have to check the individual store postings on their specific site, not general job boards. HEB hires checkers and baggers at 16, but occasionally 15 for parking lot and curbside retrieve depending on store need. Another option that paid really well for my oldest was youth sports refereeing. Soccer clubs out off Riley Fuzzel and the baseball leagues around Klein pay per game. They train them, the pay is anywhere from 15 to 25 dollars a game depending on the age group, and they work around school schedules. Cash or weekly direct deposit.

Do not buy those overpriced storm kit buckets at the big box stores. Half the stuff inside is junk flashlight toys that break in ten minutes. Buy two blue five gallon water jugs at Walmart or HEB for under fifteen dollars each and fill them from your tap right before a storm approaches. Buy a manual can opener to leave in the pantry specifically for storm supplies. When canned goods go on sale at Dollar General or HEB, grab extra beans, tuna, and fruit cups. We feed five of us for days without spending a fortune on specialty dehydrated meal pouches.
