Meadow Edge Lane building in 77388 finished?

I noticed the construction fencing came down around that new little building at 1804 Meadow Edge Lane off the Louetta area in 77388. Does anyone know what is actually going in there? It looks ready for occupants now.

I cut down Holzwarth to avoid I-45 rubbernecking sometimes and saw it too. At least the concrete trucks aren't parking on the shoulder anymore.

Someone on another group tried saying it was going to be a retail center with a boutique, but looking at the lot size that didn't sound right. Does anyone have the actual permit info on what it's zoned for?

I checked the state filings a while back when I was helping a friend look for permit info. It's built by Meadow Edge Lane LLC. It is a commercial warehouse space, total size is 4,900 square feet, privately funded. The state accessibility inspection cleared in late April, so it was set to finish up move in prep over the summer.

At 4,900 square feet, that is definitely not a retail strip. The valuation on the project filing was 368,000 dollars, so it is a pretty modest flex space. Probably two or three small office warehouse bays for local trade business or equipment storage rather than retail shops.

When we bought in Timber Lane back in 1988, there was practically nothing out that way along Louetta except pine trees and a couple of two-lane cut-throughs. A small 4,900 square foot building isn't going to disrupt the neighborhood much. I would much rather see a quiet small business warehouse there than another huge apartment complex dumping hundreds of cars onto the roads.

I get what you mean Ruth, but delivery vans pulling in and out right near the turn can still slow down the flow if people aren't paying attention coming off Holzwarth. Still better than a drive-thru traffic line backed into the lane though.

Good to know it's light commercial. I was mostly hoping it wasn't something that would generate late night noise right near the houses. Now that summer move in is here I guess we will see who rents out the bays.

My neighbor knows a guy who does small engine repair looking for commercial space in 77388, I might send him the address. I'll post here if I hear who officially takes the lease.

If it ends up being home service contractors like plumbers or AC repair guys renting those bays, keep an eye out for their move-in promos. New local spots usually do flyer discounts when they open up shop.
